Episode 121: Summary Episode, Including Location-Specific Tenancy Guidance
Summary
We just bumped up our podcast library overnight! Today’s episode is a summary, about the 10 location-specific episodes we added into the My Life As A Landlord Library, which are LIVE NOW. The summary today features British Columbia, Hawaii, Ontario, Washington State, New York State, California, Texas, Nebraska, Vermont and the Province of Manitoba.
For each of these locations, there is an entire podcast dedicated to each State or Province. In each one we explore the overview of the housing guiding document for each location, answering the same four questions: 1) What are the basics of the State or Province or Territories’ Tenancy or Housing Document, 2) What are the nuances of this location – what is different that stands out?, 3) Some guidance about abandoned items left behind by a tenant in a rental in each State or Province, and 4) Where to get help in your local area in that State or Province. Today’s episode is NOT all inclusive for any of these locations, mind you – you must research further in your specific area including your County, Regional District, Parish, City or any other Governing Body that involves your rental location, but today’s summary episode will get you started!

Greetings from Dr. Jen on a Special Journey
Hello, everyone! Dr. Jen here, welcoming you back to "My Life as a Landlord." Today, I’m thrilled to bring you a unique episode directly from a cruise ship! Today’s episode is particularly special as we dive into a summary of our latest series covering tenancy laws across different regions.
Diving into Ten Different Regions
I've been hard at work, folks, compiling detailed tenancy guidelines for ten states and provinces, including British Columbia, Hawaii, Ontario, Washington State, New York State, California, Texas, Nebraska, Vermont, and Manitoba. Each of these has a dedicated episode now live in our podcast library, ready for you to explore. These episodes dive deep into the specifics of landlord-tenant laws, offering a wealth of information from premade legal forms to handling abandoned property and everything in between.
The Structure of Our Location-Specific Episodes
Each location-specific episode is crafted to answer four crucial questions: What are the basic tenancy laws in that area? What nuances or unique aspects does this location have? How should landlords handle abandoned items left by tenants? And where can landlords find local help? This structured approach ensures that no matter which episode you listen to, you get comprehensive and comparable insights across different geographies.
A Glimpse into What You'll Discover
For instance, in British Columbia, landlords must deliver a lease within 21 days and can only issue one rent increase notice per year. Over in Hawaii, if disputes arise, the court process can be daunting, typically requiring direct mediation. Each region offers its own set of challenges and solutions, and these episodes are designed to help you navigate them with greater ease.
Continuous Learning and Global Exploration
As your host and fellow landlord, I’m committed to bringing you all the essential information needed to manage your properties effectively, no matter where they are. By the end of 2026, I aim to cover every state, province, and territory in the U.S. and Canada, including regions like Guam and Puerto Rico. So, keep checking back, because you never know when a new batch of episodes might drop!
Thank you for joining me on this journey through the complex world of tenancy laws. Whether you're a seasoned landlord or just starting out, these episodes are sure to provide valuable insights that will help streamline your operations and ensure you're well-informed. Remember, real estate isn’t just about places—it’s about taking you places. Where will real estate take you next?
